texte = Hi guys (and girls),As you know I've been living in the Philippines for about three years now. Since I've been here I've familiarized myself with real estate prices in this part of the Philippines, especially beach front properties. I still dream of owning my own beach front some day (but not yet unfortunately).Several weeks ago an Australian friend of mine decided to sell his property in Siquijor, a beautiful island just south of Cebu that's quite popular as an international SCUBA diving destination because of the great reefs and sandy beaches that surround the island, and the proximity to Dumaguete and Cebu.He has an oceanfront lot (sandy beach, not rocks or cliff) that's about 8500 square meters in size (2.1 acres) with about 35 meters (100+ feet) of beach frontage. It's in a clean area on the south side of the island. He bought it several years ago with the idea of developing his own mini dive resort some day, but now he needs to sell it because of some kind of financial problem.I have not seen this actual property myself yet, but I know the area and I think his description can be trusted since he's always been honest with me. Nevertheless, anything I describe to you here is information I got from him, not information I collected personally. There's nothing built on it yet, it's still undeveloped but it's on a road and there's electric and phone available along the road. He doesn't have any pictures to show me (which I think is really stupid and I told him so). But he's living in Australia now and he cannot fly back to the Philippines just to take pictures for me to show you.Of course I can go there and take pictures myself some day, but not until I see if there's any real interest in this property from you or from people on my other talk lists. He's asking $15 per square meter (US dollars), this is cheap compared to $20-30+ average per square meter for other undeveloped beach front properties on Siquijor. Properties like this, on nice islands with great beaches and road access and phone/electric facilities (and great SCUBA diving a few steps away) are almost impossible to find these days, especially at this price. The total is $127,500 but hey, that's a drop in the bucket for many of you guys who are very rich by now and can easily afford it, right?:)Or if you're not that rich yet, you might want to think about getting together and buying it as a group for a few thousand dollars each. Then you would have yourselves a great tropical beach front destination for your annual WebDNA conferences. Not to mention that each of you could use it privately, like your own exclusive beach resort, at other times during the year. The owner will give me part of the sale price as a commission for helping him to find a buyer, that's my motivation for helping him -- in addition to the fact that he's my friend of course. But he's not very flexible on the price because he knows the real estate market here, and at 25-50% below market value he is convinced that it will sell fast at his asking price. Please let me know PRIVATELY if you're genuinely interested, and sorry for the off-topic post.-- Kenneth GromeWebDNA ProgrammerOutsource Service ProviderPhone: +6332 255-6591-------------------------------------------------------------This message is sent to you because you are subscribed to the mailing list
